Queuing rules and criteria
Here you can read about our queuing rules and which criteria apply when renting out our apartments.
When brokering our apartments, all the criteria listed below must be met. In addition, we weigh in suitability for the apartment, connection to the area and the number of queue points (ie the number of queue days).
Queuing rules
- You must be 16 years of age to register in our queue.
- To remain in the queue, you must be an active applicant, which means you must log in to My Pages and renew your interest at least once every two years. If you do not do so, your account will be terminated.
- When you have signed an agreement for an apartment, your queue points are reset to zero
- You have the right to refuse apartment offers three times during a year. If you refuse more than once, you cannot apply for accommodation with us during the next six months
- We do not have an internal housing queue for tenants at Wallenstam.
Criteria for renting
In order to be able to rent an apartment, all the criteria listed below must be met.
- You must be 18 years old.
- You must have a total annual income (before tax) of at least three times the annual rent for the apartment applied for. If you are an old-age pensioner, your annual income needs to be at least twice the annual rent. If your income falls below the income requirement by a maximum of 20%, you can supplement your application with a guarantor. See further regarding income requirements for guarantors below.
- You must have a fixed income and we approve the following forms of employment:
- permanent employment
- probationary employment
- project employment
- long-term temporary work - We approve students with full CSN as income, but then a guarantor is also needed. If you are a student without CSN as income, you need to meet 25% of the income requirement and have a guarantor. This relaxation of the annual income requirement for students only applies to apartments with 1-2 rooms and a kitchen (max. 60 sqm).
- If you have limited-term employment, A-kassa or student funds, the income must be secured for at least 6 months ahead and supplemented by a guarantor.
- Your income needs to be secured for at least 6 months after the date of entry and must be proven with an employment certificate that shows your form of employment. Students send a copy of the admission decision. You also need to complete your application with the most recent three salary specifications, alternatively specification of payment of study funds at CSN, pension or similar.
- If you are going to combine your income with your partner's (marriage/partner-like relationship), you must appear as a co-applicant in the apartment application. This is done most easily by linking the queue accounts on My Pages.
- We always take a credit report and we do not accept applicants who have a payment complaint.
- You may not own a home at the same time as you have a tenancy agreement with Wallenstam. If you are moving from a home that you owned, we therefore request a copy of the broker assignment for the sale of the home before you can sign a lease with us. If you live in a rental property, you need to show the terminated rental contract.
- We require good housing references.
- We accept applicants with commuting distance, however the guideline is a maximum of 10 miles between home and work.
- To be approved as a guarantor, the person must have an annual income of at least four times the annual rent for the apartment in question. It is fine to have two guarantors whose combined annual income amounts to the said amount.
This is important to know:
- We always reserve the right to choose the tenant.
- In addition to the income criteria stated above, other financial conditions may also be considered in the assessment.
- We reserve the right to conduct background checks on prospective tenants in accordance with applicable legislation.
- Family proof may be required. Have it ready if you accept the apartment. Family certificate is ordered from the Tax Agency.
- We apply rules against overcrowding to prevent unhealthy living conditions. The number of people who will live in the apartment must be reasonable in relation to the apartment's layout and size.
- There must be valid home insurance throughout the rental period.
How do I calculate if I have enough income?
For example, if you are looking for an apartment with a monthly rent of SEK 10,000, you need to have at least SEK 30,000 in monthly salary. If you have a monthly salary between 24,000 - 30,000, you can apply for the apartment with the help of a guarantor.
If you are an old-age pensioner, your income needs to be at least twice the rent, i.e. 20,000 according to the example above, and 16,000 - 20,000 to apply with a guarantor.
What are good housing references?
Good housing references mean that rent payment must have taken place on time and no recurring disturbances must have occurred.

A balanced assessment based on our criteria and other information as above.
