Wallenstam sells prized property in Nacka

Published 7/3/2025

In Central Nacka, close to the future metro, Wallenstam has constructed Nacka Grace - a fantastic block with 169 rental apartments and 12 commercial premises, inspired by the Swedish Grace design movement of the 1920s. Wallenstam is now selling the prized property to KPA Pension, which is part of the Folksam Group, for an agreed property value of SEK 822 million.

Nacka Grace is a newly constructed block on Nya gatan in the Stadshuskvarteren district in Central Nacka, inspired by the Swedish Grace design movement of the 1920s. With 169 rental apartments and 12 commercial premises, the project has become a highly regarded feature of the cityscape - and proof that it is possible to build with high architectural quality even today. The project has been named Sweden's Finest New Construction 2024 by the Swedish non-profit association Arkitekturupproret (Architectural Uprising) and recently also received the Urban Design Award 2024 from Nacka Municipality.

Wallenstam is now selling the prized property to KPA Pension, which is part of the Folksam Group.

"It feels great and reassuring to be able to hand over such a beautiful and high-quality project to a long-term and recognized player as the Folksam Group and KPA Pension. We have put a great deal of effort into creating and constructing a block with beautiful details, solid materials and a look that ties in with Swedish building tradition, and we are convinced that the Folksam Group and KPA Pension will manage Nacka Grace in the best way" says Mathias Aronsson, Vice CEO and Regional Director of Wallenstam in Stockholm.

"We are very pleased to be able to add Sicklaön 134:36 to our property portfolio and continue our long-term and strategic expansion through an acquisition of newly constructed, high-quality and modern rental housing in an attractive location close to nature and public transport. Folksam Group's focus on high-quality properties in attractive locations remains unchanged," says Jonas Bjuggren, Head of Real Estate at Folksam Group.

The property Nacka Sicklaön 134:36 comprises approximately 9,780 sq m of lettable area, of which approximately 840 sq m is commercial floor space. The property is being sold through a company transaction for an agreed property value of SEK 822 million. The Folksam Group and KPA Pension will take possession of the property on October 31, 2025.
